Chondromalacia patellae, also known as “runner’s knee,” is a condition where the cartilage on the undersurface of the patella (kneecap) deteriorates and softens. This condition is common among young, athletic individuals, but may also occur in older adults who have arthritis of the knee.

Here are some good links which I found useful:

Some good exercises are here:

At some places it is also written that - Runner's knee, also known as patellofemoral pain syndrome and this is CONDITION i.e. it is not a disease and hence with exercise and some precaution one can easily come out of this pain.
